14 mistakes that will kill the sale of your home:
1. Over-pricing.
Stay in line with the local market. Make sure you match up well with comparable
listings.
2. Failing to prepare your home to look attractive to buyers.
Cleanliness is
very important. A prospective buyer is imagining what it would be like to live n
your home. Don't let clutter ruin it. If necessary, hire a maid.
3. Using hard sell during showings.
Nobody likes to feel pressured on a big purchase. Make sure the selling efforts
are low-key.
4. Regarding lookers as buyers.
Answer questions, but don't try to close a visitor before they express
concrete interest in the property.
5. Not knowing your rights and obligations.
Stay informed as to what a seller is obligated to do per the terms of the
sales agreement and the laws of your area. There is no excuse for no knowing
what you can and cannot do.
6. Signing a listing contract with no way out.
Read all documents before signing them, particularly a legal document such
as a listing agreement. Add a handwritten cancellation clause if one doesn't
exist.
7. Limiting the marketing and exposure of your property.
You want the widest reach possible, so don't skimp on the marketing budget.
Open houses and large display ads will increase the number of prospective
buyers.
8. Choosing the wrong agent.
Pick an experienced agent and check their references before signing the
listing agreement.
9. Trying to sell it yourself.
For Sale By Owner means you'll be doing all the work yourself. If you can't
see yourself doing everything, then use a realtor.
10. Hanging around during showings.
Give the realtor a chance to do the job you hired them to do. If you're not
adding value, you're interfering. Go to the library, the movies, or the mall.
11. Smelly pets and odors.
Keep pets caged and out of the way during showings. Again, the buyers are
imagining living there and they might not like pets at all.
12. Limiting access to your home.
Give the realtor every opportunity to make the sale. It only takes one buyer
to make the sale, but it also takes plenty of showings to line up that one
buyer. Less showings means a slower sale.
13. Failing to recognize a good offer.
A good offer is one that comes close to the recent selling prices of
comparable homes in your area. Don't stay fixated on your original listing
price. Negotiate and close the deal.
14. Putting your home on the market during a slow time of the year.
Selling at the wrong time means fewer buyers and a longer sales cycle. If you
can wait, then use a little market timing to maximize you home sale success.
